Newcastle's building boom has added dozens of mixed-use and residential strata buildings, particularly in Wickham, Honeysuckle, the CBD, Merewether, and along the harbour foreshore. Each building needs commercial waste management — and the strata committee or body corporate is usually responsible for arranging it.

Getting waste right for a strata building is more complex than a single business. You are managing waste for multiple tenants or residents with different habits, shared bin rooms with limited space, and a body corporate budget that is sensitive to any cost increase.

Why strata buildings need commercial waste

City of Newcastle provides kerbside collection for residential properties, but most strata buildings with more than six units do not qualify for council kerbside service. The building must arrange private commercial waste collection.

Even where council service is available, it often falls short for larger buildings. A 12-unit apartment block with one council 240L bin per week will overflow by Wednesday. The result: overflowing bins, waste left on the ground, pest problems, and complaints from residents and neighbours.

The right bin size depends on the number of units and whether the building is residential-only or mixed-use:

Bin room design matters

Many Newcastle strata buildings have bin rooms that were designed for council service, not commercial bins. Common problems:

• Doorway too narrow for a 1100L bin to pass through. A 1100L bin is 1370mm wide — the doorway needs to be at least 1500mm.
• No ventilation — enclosed bin rooms get extremely unpleasant in summer without airflow.
• No washdown facility — a hose connection and floor drain make bin room cleaning practical.
• Poor lighting — residents avoid dark bin rooms and leave waste outside.

If your bin room cannot fit larger bins, we can work with multiple smaller bins instead. Two 660L bins take up similar space to one 1100L but can be manoeuvred through tighter doorways.

Cost sharing across tenants

Waste collection is a common property expense, paid from the strata levies. The cost is shared across all lot owners according to their unit entitlements. For mixed-use buildings, commercial lots typically pay a higher share because they generate more waste than residential units.

A transparent approach: we provide itemised invoices showing exactly what the building is paying per bin, per lift. The strata manager can present this to the committee with full cost visibility.
